Orlando-Area Condos, Prices Start at $168,000

Hello.  Joel Greene here from Condo Hotel Center.  I learned a new real estate term this week.  It’s “New Urbanism.”  Ever heard of it?

Think of it as a city within a city that has a traditional-style Main Street, a downtown core with shops, businesses and restaurants that cater to residents.  It has a planned mix of condos and apartments.  Parks and activity centers are all within walking distance.  Sounds pretty good, doesn’t it?

We saw the concept successfully applied to CityPlace in West Palm Beach, Florida in 2011.  Even though we didn’t have an official name for the New Urbanism concept back then, CityPlace has become a thriving community with thousands of happy residents.

Today I’ll be telling you about another community being developed with the New Urbanism principles and modeled after CityPlace.  It’s an immense project in the Greater Orlando area.

In addition to offering a variety of attractive housing options for both primary and vacation homes, it also has something special to attract international investors: the opportunity to buy into the development and apply for an EB5 investor visa that grants permanent residency status. City Center West Orange will be a city within a city, everything in walking distance.

City Center West Orange

City Center West Orange will be a popular neighborhood destination created on the principles of New Urbanism.  It will feature waterfront charm, classic Mediterranean design and a relaxed feel.  With a traditional-style Main Street downtown core, residents will find everything they need close by.

The entire project will cover 60 beautifully landscaped acres. Plans include:

  • Approximately 1,000 condominium homes
  • Convention center
  • Hotel
  • Recreational trails
  • 500,000 sq. ft. of commercial space

City Center West Orange will have three phases of building scheduled over the next five years.

Construction on Phase One should begin in 2015 and be complete by 2017.

Phase One

The first phase of City Center West Orange will encompass 18 acres.  Construction will begin in early 2015 and should be complete by the beginning of 2017.  It will include 150,000 sq. ft. of commercial space including a Publix grocery store, a Panera Bread and a Hilton Garden Inn.

The condos at City Center West Orange will offer access to luxury amenities.

It will also include approximately 250 condominium residences spread over several eight-story buildings. They’ll offer access to a full complement of amenities including:

  • Roof top, resort-style heated pool
  • Sun deck, cabanas and food/drink service
  • Fully equipped fitness center
  • Club room with billiards, Yoga studio & service kitchen
  • Tennis court
  • 2 racquetball courts
  • Group exercise room
  • Meeting and event rooms
  • Wine storage
  • WiFi throughout
  • 5K linear trail with children’s play area
  • 24-hour security

A Perfect Location

City Center West Orange will be located close to everything that makes Orlando so spectacular: Walt Disney World, Universal Studios, water theme parks, downtown Orlando, the Orange County Convention Center and exciting International Drive.

The location of City Center West Orange is about 20 minutes from Disney World.

For sporting enthusiasts, Disney’s Wide World of Sports is close by and over 65 championship golf courses are within a 30-minute drive. The state’s most desirable international shopping destination, Central Florida boasts 23 million square feet of shopping including four outlet malls, several high-end shopping malls and plenty of eclectic boutiques.

For cultural events, the Amway Arena, Dr. Phillips Center, House of Blues, Hard Rock, Bob Carr Performing Arts Center, Orlando Science Center and UCF Arena, host an amazing line-up of live music and world-class special performances.

Prices Start at $168,000 

Designed with dramatic Mediterranean exterior architecture, the interiors of City Center West Orange will feature lots of natural lighting, stylish designer touches and chic master bedroom suites. The kitchens will have modern Italian cabinetry, granite counter tops and stainless steel appliances.

The condos will feature high-end finishes and appliances.

All condos will be fully finished and move-in ready.  Decorator packages will be available as an option.

The first condos available are in Phase 1 and can be reserved now.  They range from one to three bedrooms and from 696 sq. ft. to 1,237 sq. ft.  Prices range from $168,000 to $255,000.

Phase 1 condos can be reserved now with a 20% deposit.

City Center as a Second Home

Many people like the idea of owning a second home in Florida as an investment with the idea they may one day move permanently to the Sunshine State.  City Center West Orange will have a rental and management program available to all unit owners.  Estimated rental rates in 2015 are expected to be $1.60-$1.70 per sq. ft.

International Investors

City Center West Orange has been approved by the state of Florida as a targeted employment area (TEA).  That means foreign national investors may apply for permanent residency with an EB-5 Visa with a minimum $500,000 investment plus administrative and legal fees.

The investment would go toward the cost of construction of the entire project, NOT to the purchase of individual condo units.  The Visa would apply only to the investor, his or her spouse, and all children under 21 and would allow them to become lawful, permanent residents of the United States.

International investors can apply for an EB-5 Visa for residency.

Principles of Urbanism

In researching City Center West Orange, I took some time to also learn about “New Urbanism,” since it seems to be a movement gaining traction.  The key principles were:

  • Walkability – Pedestrian-friendly street design.  Most things within a 10-minute walk of home and work
  • Mixed-Use – A mix of shops, offices, service providers and types of housing
  • Quality Architecture & Urban Design – Beautiful buildings and surroundings
  • Traditional Neighborhood Structure – Town center, open public spaces, quiet residential streets
  • Sustainability – Minimal environmental impact of development and its operations

At the heart of the New Urbanism movement is quality of life.  The goal is to create places that enrich, uplift, and inspire the human spirit.  Sounds good to me!
