Midtown 4, Miami Condos from $230,900

Think NY’s SoHo But with a Tropical Twist

September 11, 2012

Joel Greene here from Condo Hotel Center.  Even if you’ve never been to SoHo in New York City, you’ve surely heard of it.  The trendy neighborhood in Lower Manhattan has a world-renowned hip reputation for its eclectic mix of artists’ lofts, art galleries, boutiques, restaurants and nightclubs.

Today I’ll be talking about Midtown Miami.  It’s a $2.3 billion mixed-use lifestyle neighborhood in Miami.  Think New York’s SoHo but with a tropical twist, as in plenty of sunshine, panoramic views of beautiful Biscayne Bay and a location just minutes from area beaches.

Midtown Miami encompasses 56 prime acres in Miami.  In addition to an eclectic SoHo-like mix of art venues, shops, restaurants and lounges, it includes three residential condo towers.

The first and second towers have long been sold out.  The third, Midtown 4, (beats me why it’s not called Midtown 3), has just been released for sale to “friends and family.”  If you’ve received this Property Alert from me, then please consider yourself a friend and read on for the details!

Midtown 4 is the last residential tower built in Midtown Miami, the 56-acre lifestyle destination.

Midtown 4

The last existing building from Miami’s condo boom, Midtown 4, is finally available.  Hard to believe, but the excess inventory is nearly gone with Miami’s condos selling fast.  The condos at Midtown 4 will be no different.

A single high-rise tower, Midtown 4 has 32 floors and a total of 392 condo units, about 90 of which were already purchased during the original launch of this building back in late 2008. The property was then taken off the market during the recession until now.

With over 40 different floor plans, Midtown 4 has something for everyone.

This contemporary development features 40+ unique floor plans, with multi-level loft and tower spaces, that represent the best in urban architecture.  The pool deck is an urban oasis nestled seven stories high.

Midtown 4’s stunning design is by world-renowned architect Bernard Zyskovich.  It features wide wing-like components that create an expansive opening to emphasize the panoramic views of downtown Miami and Biscayne Bay.

Dramatic curves make a statement with this building and are prominent throughout the architecture and design.  With a modern minimalist lobby and custom finishes throughout, Midtown 4 is destined to become one of Miami’s hottest addresses.

More on Midtown Miami

Located between 29th and 36th streets, and Midtown Boulevard, Midtown is Miami’s newest lifestyle and entertainment destination.  This emerging neighborhood has undergone a major renaissance and explosive redevelopment.  The change is driven by people who want to live near where they work and prefer a dynamic, stimulating urban environment rather than the more placid lifestyle in the suburbs.

With its indoor-outdoor mix of boutiques, cafes, lounges, restaurants, live music venues, art galleries, shops, and cultural events, Midtown Miami offers the vibrant lifestyle they seek.  And more is yet to come!

Midtown Miami is rapidly gaining a reputation as “the art and soul of Miami.”  Museum Park (at the current Bicentennial Park site) will include a beautiful 29-acre waterfront park with vast green spaces.  It will also be the home of a new Museum of Science and Space Transit Planetarium and new Miami Art Museum. As Miami’s version of Central Park, it will become a major attraction for locals and visitors alike.

Just north of Museum Park is the new $470 million Adrienne Arsht Center for the Performing Arts.  A world-class venue, it includes a 2,200-seat symphony hall, a 2,480-seat ballet opera house, a 200-seat studio theater and the new headquarters of the Florida Grand Opera.  The center has become the cultural focal point of Miami and is part of a gradually progressing redevelopment project in downtown Miami.

The north end of the Miami Midtown Arts district has become known as the city’s Design District.  An 18-square block community, it overflows with exciting interior design showrooms and stores, art studios and galleries, movie production and theatrical costume design companies and much more.  The area’s vast galleries can be explored during Gallery Night, the second Friday of each month.

Convenient Location

Midtown Miami is the emerging epicenter of the city; just ten minutes from Miami Beach, the Miami International Airport, downtown Miami and the area’s major expressways.

It is even closer to arts, culture and excitement; just five minutes to the Adrienne Arsht Center, two minutes to the Wynwood Arts and Miami Design Districts, and only nine minutes to the American Airlines Arena where you can catch year-round shows and concerts, and in season, the Miami Heat, as they try to repeat as NBA champions.

Additionally, every year the world-famous Art Basel, the premier art show for modern and contemporary works, is held on lots adjacent to Midtown 4.

Midtown 4 for Investors

Midtown 4 has favorable rental terms for investors.  The condos can be leased out every 30 days.  Approximate rental rates in the area are averaging $2.15 to $2.25 per sq. foot.  Midtown 4 will even have an onsite leasing office to assist investors in finding tenants.

Prices for the condos range from $230,900 to $424,900.
