Fractionals and private residence clubs have changed the face of second-home ownership and the luxury vacation market.

TRADITIONAL FRACTIONALS

Traditional fractionals are usually resort condominiums of average quality in regional resort areas. They offer what could be characterized as typical resort amenities and services at the "three-star" level.

Owners receive a deed. Some properties have trading privileges with other resorts. Product sells for less than $500 per square foot. The prices in this category range from $38,750 to $350,000.

HIGH-END FRACTIONALS

High-end fractionals are typically a step up from the preceding category, usually due to some combination of more desirable location, lower density, larger unit size, higher construction and furnishings quality, or additional amenities or services. They are often characterized as "four-star" quality.

Owners receive a deed. Some properties have trading privileges with other resorts. Product sells for $500 to $999 per square foot. The prices in this category range from $225,000 to $450,000.

PRIVATE RESIDENCE CLUBS

Private residence clubs represent the pinnacle of quality, not just among fractional interests but in comparison to virtually any resort accommodation available. What makes them so special? It's a combination of locations in the top tier of resort destinations, prime sites, extraordinary architecture and design, and the highest levels of service and amenities.

Private residence clubs are "five-star" quality in every way. Product sells for $1,000 or more per square foot. The prices in this category range from $150,000 to $1,500,000.

DESTINATION CLUBS

Destination Clubs are part of a new wave of luxury clubs that let travelers buy into a portfolio of luxury vacation homes. They are ideal for the individual who loves variety and opportunities to visit different locations.

The portfolio of homes in a destination club are the creme-de-la-creme both from a value standpoint and location. The homes in the lesser-priced clubs average a minimum of one million each and go up to $10 million homes in the higher-priced clubs. They are situated around the world in the finest locations money can buy. Destination clubs also often make available to their members jets and yachts.

There are two types of Destination Clubs - equity and non-equity. In the first type, you receive a deed to a percentage of the entire real estate portfolio. In the other type, you receive a right to use.

In addition to an annual maintenance fee, a membership fee is required, but most clubs offer a refund policy of the member fee of up to 100% if you ever want to resign your membership. The prices in this category range from $25,000 to $200,000 for the membership fee.
