If you’re a skier, the words “Lake Tahoe” will conjure up visions of some of the country’s best skiing along with other fun outdoor activities, great nightlife and luxurious accommodations.
I realize summer is approaching, and your mind may be on long, lazy days spent catching rays on the beach. Constellation Residences at Northstar is a unique opportunity to own a mid-mountain ski-in/ski-out condominium in California’s premier mountain playground, Lake Tahoe. Constellation Residences and The Ritz-Carlton Highlands Resort, Lake Tahoe are Lake Tahoe’s only five-star resort property.
A ski-in/ski-out condominium, Constellation has a premium location mid-mountain.
With a total of 78 condo hotel units planned, the property is being built in three phases. Most of Phase I’s 28 units have been sold. Only a handful remain and are priced very competitively for this AAA real estate location.
Phase II condos will soon be released for reservations and will offer a full selection of two- to four-bedroom homes including a handful of lock-offs.

A Four-Season Mountain Resort Community
The Lake Tahoe Basin is located along the border of Northern California and Eastern Nevada, 40 miles from Reno Airport and 114 miles from Sacramento. The Lake Tahoe basin is one of the most beautiful places on earth with 192 square miles of clear cobalt blue water and 72 miles of shoreline.
Constellation is just a 10-minute drive from the shores of Lake Tahoe.
Consisting of 250,000 acres, the Tahoe Basin has been declared a “National Treasure” by the U.S. Government. Northstar is located on the North Shore and is one of six ski resorts in the Tahoe Basin. Elevation average is 6,225 ft. above sea level.
Located in the Northstar ski area, Constellation is surrounded by lifts, ski runs and cross country paths.
Constellation Residences at Northstar (now owned by Vail Corp.) offers skiing, snowboarding, cross country skiing, skating and tubing in winter. With mountain biking, golf, tennis, hiking, boating, and water fun on Lake Tahoe also available, it’s truly a year-round resort community.
Construction Status
Phase I of Constellation Residences at Northstar is completely built. It is connected to The Ritz-Carlton Lake Tahoe via a sky-bridge
Construction on Phase I is complete. Phase II construction will begin in 2015.
On the opposite end of the Phase I building, two additional phases will be built out and attached to create one long building of 78 residences when complete. The construction completion dates are as follows (may be subject to change):
- Phase I – Finished
- Phase II – 2015
- Phase III – 2017
Only the remaining Phase I units are currently available and ready for occupancy. Phase II condos will soon be released for reservations.
Constellation is connected by a sky-bridge to The Ritz-Carlton Resort and shares its amenities.
Condos Delivered Fully Furnished
Each wholly-owned condominium in Phase I comes equipped with furnishings and everything else needed to enjoy the good life from day one. All have breathtaking views of either the Sierra Mountain Range or Northstar ski hill.

What’s Available Now
This property is equally suited for the exclusive-use buyer and for the investor who can cover most ownership costs by participating in an established rental management program.
Constellation Residences at Northstar is transitioning from Phase I to Phase II. Here are your choices:
- Phase I – Only five residences remain available now. They range from two to three bedrooms and 1,524 to 1,868 square feet. Prices go from $1,125,000 to $1,465,000.A purchase requires a 3% down payment. Balance is due at closing. There are several third-party mortgage brokers who have pre-approved the project for financing.
- Phase II – You can be put on the waiting list now for pre-sales beginning winter 2013/early 2014 and have your pick of the inventory.

Even though I love Florida and couldn’t see myself living anywhere but here, I can’t help but think how great it would be to have a second home in a first-class, four-season destination like Lake Tahoe. That’s why when I learned about Constellation Residences at Northstar, I had to share, even though I realize this property might not be within everyone’s budget.
