Joel Greene here from Condo Hotel Center. This may be the first official week of summer, but here in Miami, the temps have been saying “summer” for several months now.
My twin 14-year-old girls are done with school and have reported to their first official jobs. They are working at a sleep-away summer camp about 30 minutes away as junior counselors. While they have fun and get a little work experience, Jackie and I are getting an inkling of what it might be like to be empty nesters, even though that stage is still a few years away. For the moment, we’re enjoying the quiet.
I do get a lot of calls from empty nesters who are looking to go from a single-family home to a condo and calls as well from retirees and families who would like a Florida second home. Today I have a new pre-construction opportunity to tell them and you about. Read on for the details.
SoBe Colors on The Crimson Residences
A spectacular addition to downtown Miami, The Crimson Residences is a to-be-built condo development that will rise 19 stories high. Splashed with bright South Beach colors, it will be surrounded by water, boardwalks and lush tropical landscaping.
The residential development will include 90 condos, each one offering views of beautiful Biscayne Bay and the Miami city skyline.

The centerpiece of The Crimson will be its breathtaking amenity area on the eighth floor. Called “The C Club,” it’s a private club for residents and their guests to enjoy the Miami lifestyle.

Spacious glass balconies are perfect for outdoor entertaining, and impact resistant, floor-to-ceiling sliding glass doors and windows afford unobstructed views of Biscayne Bay and the city of Miami.
Kitchens will feature Italian cabinetry and quartz countertops. The appliances and fixtures will be Bosch. And the kitchen backsplash will be glass tiles.
The master baths will also have Italian cabinetry. The fixtures will be European, and the vanity tops will be custom designed of marble.
Location in a Hot New District
The site of The Crimson is in Edgewater, one of Miami’s hottest new districts, with shops, restaurants and clubs nearby.
Edgewater is about five minutes north of downtown Miami, close to the financial district, American Airlines Arena (home of the NBA repeat champions, the Miami Heat), museums, the Performing Arts Center and the Port of Miami. And it’s just five minutes south of Midtown and the Design District, home to flagship stores for Louis Vuitton, Cartier, Hermes and more.
A park is adjacent to The Crimson and features quiet areas and sculptures by well-known artists with water features in the bay. Exciting South Beach is also just minutes away.
Condos Being Reserved Now
Construction on The Crimson is scheduled to begin in October 2013 and to be completed by the first quarter of 2015. Reservations for the individual condos are currently being accepted, and with only 90 units in this boutique-sized condo, they won’t last long.
There are one-, two- and three-bedroom residential units available, ranging in size from 829 sq. ft. to 1,117 sq. ft. Pre-construction prices range from $364,000 to $1,017,000.

Final Thoughts
I continue to be amazed at how the Miami area has rebounded from the recession. The Crimson is one of many new properties on the books, and yet demand outpaces supply. Sometimes as fast as we can post information about a new property on the Condo Hotel Center website, we have to take it down because it’s sold out.
