Hello. Joel Greene here from Condo Hotel Center. If you were to glance quickly at this Property Alert, you might think it was about a beach buggy. And you wouldn’t be totally off base, as beach buggy transportation is part of the deal.
I’ll explain further in a minute, although of course, I realize you don’t choose a home based on a fun transportation source. Let’s just say it’s one of many appealing amenities that comes with today’s featured property.
400 Sunny Isles
Today’s featured property is a luxury condominium development called 400 Sunny Isles. It’s located in Sunny Isles, as you might expect, a city roughly midway between Miami and Fort Lauderdale.
400 Sunny Isles is a pre-construction opportunity, which means the shovel hasn’t yet hit the dirt, but you can reserve a condo today.
Why book so far in advance? Because you can lock in an upscale condo now at today’s prices and have your pick of the full inventory selection, even though you won’t close on the condo until construction is complete, roughly 2.5 years from now.
Two Towers, Great Views
400 Sunny Isles will consist of two south facing towers offering great views of the Atlantic and the Intracoastal Waterway.
At 21 stories each, the towers will have a total of 230 units. They’ll include a wide range of floor plans – typical condominiums, garden condominiums, flats, lofts, two-story lofts and penthouses.

Whether you want even more shopping at the Aventura Mall or to take in a show or enjoy any number of museums, theaters, sporting events, family or cultural attractions – they’re all close by.
From 400 Sunny Isles, it’s only a five-minute walk to the beach and to Oleta River State Park, a 1,032 acre haven for kayaking, mountain biking, swimming, fishing, trail walking and picnicking. Or use the beach buggy drop-off and pick-up service, which I might have already mentioned once or twice.
A Quality Developer & Design Team
The developer of 400 Sunny Isles is Key International. Since the 1970s the company has acquired and developed much of South Florida’s premier real estate, including many of the area’s most high-profile locations such as the South Beach Marriott, Eden Roc Hotel, Ivy Condominiums and Mint Condominiums.
Key International is also the same company I told you about in connection with Eden House back in March. That property has sold out all but four of its 98 condos in pre-construction in only three months! (I told you the South Florida market was heating up again!)
400 Sunny Isles was designed by Chad Oppenheim, an international award winning architectural visionary. He has designed numerous structures, such as the 50-story Ten Museum Park in Miami as well as billion-dollar hotel resorts in Las Vegas.
For over two decades, Kobi Karp architecture and interior design has been providing innovative design solutions in the hospitality, retail, and high-rise residential development. In addition to 400 Sunny Isles, they’ve designed many properties for renowned clientele including Hyatt, Hilton, Starwood, Super Clubs, Club Med, Wyndham and Sonesta.
Reserve a Condo at Pre-construction Prices
The condos at 400 Sunny Isles range in size from one to four bedrooms, 1,206 sq. ft. to 3,395 sq. ft. Prices start at $545,000 and go up to $2,495,000 for the largest penthouse unit.
Reservations are being taken right now at pre-construction prices with a $15,000 refundable deposit and then various other payments due at key milestones in the construction process.
When half of the first tower is sold, roughly 55 units, construction will begin. This should take place by the first quarter of 2013. Completion should be approximately two years after ground breaking, sometime in 2015.
