I grew up in Miami Beach. For most of my childhood, my family lived in an apartment on 74th Street. Although I didn’t truly appreciate it at the time, it was a great place to be a kid.
My apartment building had a large swimming pool, perfect for endless rounds of Marco Polo. Across the street was a city park where my friends and I played tennis and hit baseballs without the risk of breaking any windows. And just three blocks away were miles of uncrowded sandy beaches.
This week I learned of a new high-rise condominium that will be built on 72nd Street, just two blocks from my old apartment! 72 Park will be a 22-story building with 206 modern residences. It can be used as a primary residence, a second home or, for investors, a rental property.
The property was originally planned as an apartment complex. But with a limited supply of condos on Miami Beach that allowed short-term rentals, the developer converted the plans into a condominium that would address this need.

A Historic Landmark & Live Music Venue
As I mentioned at the top, I grew up just two blocks from the site where 72 Park is under construction. One memory I have of that neighborhood is the local bandshell, an outdoor amphitheater built in 1961 close enough to the beach to feel the ocean breeze.
The bandshell was the location of many community events like square dances, the annual Halloween costume contest and the seasonal Mike Douglas Show tapings. The venue has undergone various transformations but still exists in its original form today. It’s on the National Register of Historic Places and is considered a prime example of MiMo (mid-century Miami Modern) architecture. Every year it hosts 100+ concerts, festivals and special events.
