When most people think of Florida wildlife, they usually picture alligators. Fair enough. We have those in abundance.

But did you know that Florida also has 539 documented species of bird? You can see species here not found anywhere else in the U.S. such as snail kite, short-tailed hawk, black-hooded parakeet, mangrove cuckoo, black-whiskered vireo and the Florida scrub-jay.

With so many birds flocking to the Sunshine State, it’s not surprising that Florida has one of the largest wild bird hospitals and rehabilitation centers in the U.S.

The Seaside Seabird Sanctuary takes care of sick, injured and orphaned wild birds, releasing as many as they can back into the wild once healed. Their bird rescue statistics are impressive:

  • 10,800 calls per year to their injured bird rescue hotline
  • 3,600 rescues per year
  • 46% of sick and injured birds they treat are successfully rehabilitated
  • 1,347 rehabilitated birds released back into the wild each year

The Beachmaker on Florida’s Gulf Coast

The Beachmaker will have 161 condo hotel units and 10 penthouse residences.

A new condo hotel is coming to Madeira Beach on Florida’s Gulf Coast. The Beachmaker will be an eight-story condo hotel with upscale amenities above two levels of parking and 161 luxury residences. Additionally, it will have 10 exclusive Marriott Autograph Collection residences on the penthouse level.

The Beachmaker will sit on 2.2 acres with a skybridge providing access to the 500 feet of beachfront/Gulf of Mexico access.

The Beachmaker will offer over 25,000 sq. ft. of amenities that include:

  • Wide-open lobby with poolside lounge
  • 2 resort pools (both with cabanas)
  • 3 restaurants with ocean-view dining
  • 2 bars
  • State-of-the-art fitness facility
  • Multiple business meeting rooms
  • 250+ person wedding/banquet facility
  • Coffee shop, ice cream shop, other retail

It will also offer all the services you’d expect of a four-star quality resort:

When not in use, condo hotel owners will place their unit in the rental program to receive revenue.

Earn Revenue with Your Vacation Home

Because The Beachmakerwill be acondo hotel, owners must participate in a professionally-managed rental program and receive revenue when they’re not using their vacation home. They can use their unit up to 90 days per year with no blackout dates.

A convenient skybridge gives The Beachmaker guests easy access to the beach.

In addition to tourists, The Beachmaker’s target customers will include upscale visitors, wedding groups and corporate destination travelers. When complete, it will be the only high-end resort between Clearwater Beach, St. Petersburg Beach and downtown St. Petersburg.

Managed by Mainsail Management through the Marriott systems, The Beachmaker will be promoted on Marriott’s worldwide reservation system, in particular to Marriott Bonvoy and Autograph Collection members.

With a large banquet facility, The Beachmaker will welcome weddings and business group meetings.

A Top-Rated Beach

Madeira Beach is located in the Tampa Bay area and is rated one of the top-10 beaches in the U.S. by Trip Advisor. The Beachmaker has access to the sand just a few steps from its door.

Across the street is a marina with charters available for world-class fishing, beach touring, sailing, surfing, diving and other water sports. Guests can also rent jet skis and boats or take day tours for bird and dolphin viewing. Also nearby:

  • St. Petersburg – 20 minutes to the world-class Dali and Chihuly museums
  • Tampa International and St. Pete. Clearwater International Airports – 30 minutes
  • Port Tampa – 40 minutes to cruise ship docks
  • Sports – 40 minutes to Tampa Bay Buccaneers football stadium, Tampa Bay Lightning hockey arena, and Tampa Bay Rays baseball stadium

Construction Status and Pricing

Groundbreaking on The Beachmaker is set to take place the end of 2024. Construction should be complete by the end of 2026.

The assortment of condo hotel residences includes studios and one-bedroom units, many of which have connecting units for buyers seeking larger accommodations. Individually, the units range in size from 425 sq. ft. to 850 sq. ft. They’ll be delivered fully furnished. Preconstruction prices range from the low $700,000s to the low $800,000s. Branded Marriott penthouses prices range from $3 million to $4 million.

The developer is currently offering to pay all condo dues for the first year of ownership as a buyer incentive. And here’s something you don’t see every day: the developer is requiring a total of only 20% cash down prior to closing. Most developers require at least twice that amount. Furthermore, the developer’s lender source will give 85% loans, putting cash back in your pocket at the closing table!

At the top I mentioned the Seaside Seabird Sanctuary. It’s open for visitors, so put that on your bucket list the next time you’re on Florida’s Gulf Coast. In doing my research, here’s a little tidbit I found interesting – the amount of food the Sanctuary goes through each week!

  • 140 lbs. of ground beef
  • 20,000 live mealworms
  • 6 lbs. of dried mealworms
  • 200 rats
  • 100 mice
  • 20 lbs. of apples
  • 15 lbs. of grapes
