Hello, Joel Greene here from Condo Hotel Center with another exciting pre-construction opportunity. Today’s featured property is in a suburb of Miami called Aventura, which is just a few miles north of North Miami.

The city’s name comes from the Spanish word for “adventure.” It got its name in the late 1970s after one of the early real estate developers in the area remarked to other builders, “What an adventure this is going to be!”

That statement turned out to be surprisingly accurate. The development in this community has been nothing short of amazing.

Aventura is now one of the most desirable, upscale cities in the Miami area, known as much for its fabulous location on the beautiful Intracoastal Waterway as it is for its many shopping, dining and entertainment venues.

Today’s featured property is a to-be-built condominium development in Aventura with a prime location on a five-acre waterfront site. It will offer both Intracoastal Waterway and Atlantic Ocean views and a chance to live large in this dynamic city.

Echo Aventura will be a luxurious condominium development on the water.

Echo Aventura

Echo Aventura will be a boutique, resort-style condominium with plush amenities, unique interiors and high-end services. It will consist of twin 12-story buildings, an east and west tower.

Together they’ll contain a total of 190 luxury residences and 18 penthouse units with private rooftop terraces and plunge pools. Echo will be a fantastic property in every aspect of quality, design and location.

A Rare Waterfront Lot

If you remember, in my last Property Alert, I talked a bit about the rarity of vacant lots in Miami Beach. Aventura is no different.

Echo Aventura will span five acres on the beautiful Intracoastal Waterway.

Unless someone figures out how to make more land, Echo Aventura will be located on one of the last empty lots of Aventura waterfront. After this, building a waterfront property will likely require demolishing an existing structure first.

Echo Aventura will be a super upscale development with a full complement of extraordinary amenities. Here’s what you can expect:

Each residence at Echo Aventura will be delivered furniture-ready, with interior design, flooring, paint and finishes chosen by Yabu Pushelburg. (More on this design firm in a minute).

The individual condos will each have Bayfront terrace with summer kitchen.

The kitchens will feature custom Italian cabinetry and stone countertops. They’ll have high-end SubZero and Wolf appliances including SubZero dual temperature wine storage and a built-in coffee and espresso machine.

With spacious open designs, the condos will be delivered decorator-ready with all finishes complete.

An All-Star Development Team

The developer of Echo Aventura is Property Markets Group (PMG). Founded in 1991, the firm has direct hands-on experience in the acquisition, renovation, financing, operation, and marketing of residential real estate with hundreds of properties to its name.

For this particular project, PMG has put together a collaboration of world-class architecture by Carlos Ott and Yabu Pushelberg to handle the interiors.

The master bath will have an oversized soaking tub and high-end fixtures and finishes.

Carlos Ott has 40 years of outstanding experience in the design of construction projects. He is recognized internationally as one of the leading design architects and has won numerous prestigious awards for his work.

Residences at Echo Aventura will be delivered furniture ready with interior design by Yabu Pushelberg. Canadian interior design duo George Yabu and Glenn Pushelberg were awarded “Hot Interior Design Firm” by Conde Nast Traveler magazine and are on Elle Décor’s “A-List.”

The residences at Echo Aventura can be reserved now at pre-construction prices.

Yabu Pushelberg’s client roster is filled with leading visionaries and innovators of hotel groups, luxury retail brands and celebrity chefs including Ian Schrager, Four Seasons, St. Regis, Barney’s and Tiffany’s, to name a few.

A Prime Location

Echo Aventura is on a fantastic site on the Intracoastal Waterway and close to area beaches. It is also conveniently near Aventura Mall, the fifth largest shopping mall in the U.S., and just 15 minutes to the the Bal Harbour Shoppes with its upscale shops including Neiman Marcus, Saks Fifth Avenue, Giorgio Armani, Jimmy Choo and more.

For nightlife, nearby Ft. Lauderdale offers plenty of dining and entertainment options. Even closer is The Village at Gulfstream in Hallandale. It has outdoor cafes, gourmet restaurants, unique shops, bustling nightlife, casinos and horse racing.

Echo Aventura is just 30 minutes to the Ft. Lauderdale International Airport and Port Everglades where the cruise ships dock.

Buyer Incentives

Echo Aventura is currently in pre-construction sales. Groundbreaking is scheduled for April 2013. Construction is expected to be complete in the first quarter of 2015.

The developer of Echo Aventura will pay 5% interest on all money deposited from the time the money is used (groundbreaking) to completion of construction. Additionally, the developer is offering the buyers the option to deposit in excess of 60% at any point in time on which they would receive the same 5% interest.

Construction on Echo Aventura is expected to take about two years, starting in April 2013.

Pre-construction Prices

The property hasn’t yet had its official sales release to the public yet. However, word travels fast in real estate circles and already more than 35 condos have been reserved, all within the past couple days!

In fact, in light of the fast pace the units are moving, the developer will raise prices across the board shortly, but was urged not to by the salespeople who are still getting the word out to their real estate agents with initial pricing. Clearly, if you’re interested in a condo at Echo Adventure, you’ll want to move quickly.

Available are condos with one to four bedrooms, ranging in size from 1,510 to 4,020 sq. ft. The prices range from $792,750 to $3,087,500.

What an Adventure!

The original city planners of Aventura saw the potential in this attractive waterfront suburb and knew its development would be “an adventure.”

I feel the same way, although not just about Aventura but all the development currently taking place in South Florida. This area was one of the first and hardest hit by the real estate crash. Now it appears to be one of the first areas to emerge from it.

Buyers from across the U.S. as well as South America, Europe and Canada are rushing in to scoop up Florida properties both as permanent residences and vacation homes. Those on the water, like Echo Aventura, are especially desirable.
