The other day I was chatting with a condo hotel developer in Orlando, someone I’ve worked with on multiple properties. He happened to mention that of the 300 condo hotel units his current development had, only about 30 were left.
He added that he was motivated to sell out so he and his team could move onto their next development. That prompted me to ask if he might consider offering my buyers a discount on the remaining units.
He thought about it and said he’d be willing to do a $10,000 discount. We went back and forth and he finally agreed to offer my buyers $20,000 off any condo hotel units purchased by May 1, 2024. This is a great vacation home at a highly desirable, name-brand property, located a few miles from Walt Disney World Resort in exciting Orlando, FL. Read on for the details.
A Margaritaville Community
Embassy Suites by Hilton is a condo hotel and part of a massive, billion-dollar, mixed-use, master-planned, resort-community named Sunset Walk. It’s a sprawling community coming under the Margaritaville name and encompasses 300 acres.
Sunset Walk offers everything you could ever want in a vacation resort community from shopping and restaurants to entertainment and nightlife, not to mention its own water park and proximity to Walt Disney World, Universal Studios and SeaWorld and their many respective theme parks.
The Margaritaville Brand
As the only condo hotel in the community, Embassy Suites will give owners the opportunity to place their home in the rental program and receive revenue when they’re not using it.
The Margaritaville brand is a well-respected name in the resort industry. It includes 20+ resorts and more are in development throughout the U.S., Caribbean and Central America.
Embassy Suites by Hilton will build on the strong Margaritaville reputation by flying the Hilton flag. For owners of the condo hotel units, that means 110 million Hilton Honors members will have access to the property in Hilton’s reservations system and will be able to use their points to stay there.
Owners should feel confident their unit will be rented out and generating revenue when they’re not using it. It is the only property in Florida with both the Margaritaville and Hilton brands, giving it maximum visibility. Although zoned and designed for short-term rental, there are no living restrictions so owners may use their units as often as they want.

Embassy Suites owners and guests will have access to an amazing array of amenities onsite as well as at the adjacent Margaritaville Hotel, and within the Sunset Walk community.

Construction Status
Embassy Suites by Hilton will contain five, five-story buildings with 60 condo hotel units in each. Buildings 1-4 are completely sold out. The remaining units are available in building 5.
With construction well underway, the tentative completion schedule is listed below. What’s significant is that the Sunset Walk community is already built, and Embassy Suites’ construction should be completed in 2024. So your wait to use your vacation home will be minimal, and all the amenities will be accessible.

Get $20,000 Toward Closing Costs
The available condo hotel units include studios and one- to two-bedroom residences, some with balconies. Prices range from $441,900 to $721,900. And remember, as I stated at the beginning, if you buy before March 31, 2024, the developer will discount your price or pay $20,000 toward your closing costs.

Together Again
In 2020 my daughter Haley graduated from the University of Central Florida with a degree in hospitality management. She landed her first job with a new company called Pinstripes, a chain restaurant and entertainment venue, offering good eats, bowling and bocce.
Haley was sent to Chicago, Pinstripes’ corporate headquarters, for six months of training. But six months turned into three years in Chicago where she not only received extensive training but also hands-on experience working at two different Chicago Pinstripes.
Construction recently finished at the newest Pinstripes, which happens to be here in South Florida, and my daughter has finally come home. She returned a much more confident, skilled, professional young woman and was promoted to the position of Assistant General Manager at the new Pinstripes. If I sound like a proud papa, it’s because I am.
Jackie and I couldn’t be happier to have Haley back, at least for a while. However, she recently told us the next Pinstripes to be built will be in Orlando, and there’s a good chance she may be sent there to help launch that venue. At least she’ll still be in Florida.
Feel free to consider a new Pinstripes just another reason to buy a vacation home in Orlando. Again, the $20,000 contribution to closing costs on the remaining condo hotel units won’t last long.
