Condo Hotel Units in Downtown Miami From $325,900

This past weekend, I had an opportunity to visit one of the properties I told you about back in October and could not have had a more relaxing, enjoyable few days. The property is Waterline Villas & Marina, the newest development on Anna Maria Island, near Tampa, Florida.
You may recall it’s a boutique-sized, Marriott property with 37 turnkey condo hotel units, clustered around a marina with direct access to Tampa Bay and the Gulf of Mexico.
While I was there, I had an opportunity to meet with the sales team and was able to persuade them to let me offer a “holiday special” on their remaining units. It’s a substantial discount. I’ll share the details at the end.
Whereas Waterline offers a relaxed, tropical vibe, the condo hotel I have for you today is a residential tower in the heart of downtown Miami with access to all the city’s excitement, entertainment venues and night life. Read on for details.
Gale, Part of the Natiivo Tower
Gales Miami Hotels & Residences will encompass seven floors of Natiivo, a 51-story landmark building to be built in a prime downtown Miami location. Located on floors 17-23, Gale will consist of 140 luxury condo hotel units, with contemporary, open layouts, and beautiful Biscayne Bay and downtown Miami city views.
Owners will have the option of placing their unit into Gale’s rental program and earning revenue when they’re not using it.
Natiivo Amenities Available to Gale Owners
As I mentioned, Gale will be located within Natiivo. Gale owners will have full access to all of Natiivo’s extensive services and amenities.

A Strategic Location
Gale will be the hotel closest to the port of Miami, designed in a strategic way to service cruise passengers. The developer of Gale, Sixth Street Miami Partners, is owned by Galbut Family Office, which was founded by Russell Galbut.
Russell is also Chairman of Norwegian Cruise Line and is keenly aware of the need for hotel rooms near the Port of Miami to accommodate passengers flying into Miami a day before or staying several days after their cruises. Before the pandemic, the Port of Miami generated 5,000 cruise passengers per day.

Gale is eight miles from Miami International Airport and six miles from Miami Beach.
A Proven Brand
The Gale brand has already seen success. The first Gale hotel property, Gale South Beach, debuted in 2012 in Miami Beach and was followed by the Gale Hotel and Residences in Fort Lauderdale Beach.
Gale Miami Hotels & Residences, the third branded condo hotel, is expected to be close to five-star quality based on the property’s services and amenities.
The developer plans to break ground on the residential tower Feb. 2021. On average, construction takes 24 months, but a conservative and realistic opening date would be fall of 2023. The architect is the internationally acclaimed firm, Arquitectonica, the preeminent designer of South Florida’s most distinctive high-rises.
Prices Start at $325,900
Because Gale is a condo hotel, owners will have the option of using their unit whenever they’d like or they can place it in the rental program to earn revenue. They can also rent it on their own through any platform they like (i.e. Airbnb), or they can use it up to 364 days per year.
Gale’s 140 units will include studios, one bedrooms and two bedrooms. Prices range from $325,900 to $729,900. The developer is currently offering a fly-and-buy program for people who want to visit the property. Visitors who purchase a unit will receive a $1,500 credit applied at closing.

Sunset Cruise
Jackie and I greatly enjoyed our weekend at Waterline Villas & Marina.
Our favorite part was a sunset cruise in the Gulf of Mexico that we were able to take right from Waterline’s marina.
As I mentioned at the top, I was able to negotiate a holiday promotion for Condo Hotel Center buyers at Waterline Villas by January 31, 2021. Any buyer who reserves their unit at Waterline in the month of January will get a $21,000 discount off the original offering price!
