  • Guaranteed 8% of the purchase price (after expenses, excluding property taxes) for two years.
  • Optional buy-back offer: After two years, owners may sell their unit back to the developer at current market value, minus a 6% realtor fee.

Construction on Hotel Ora is set to begin in January 2026 with expected completion in December 2029.

Participation in the lease-back program requires purchasing a furniture package, which ranges in price from $18,000 to $31,000, depending on unit size.

The developer of Ora is ARC Tampa Development, which has constructed over 45 projects.

Also available are a limited number of penthouse private residences. These expansive homes on the top-most levels will offer two- to four-bedrooms, the finest designer finishes, and breathtaking cityscape views. Prices range from $1,767,500 to $3,530,500, (furnishings not included).

Tampa’s Sweetest Residents

Need one more reason to love Tampa? Manatees!

During winter and spring, these gentle sea creatures migrate to Tampa Bay. Like most Florida visitors, the manatees come for the warm temperatures. You can spot them (along with the occasional dolphin) in the Hillsborough River in the middle of downtown Tampa.

For an up-close encounter, visit the Tampa Electric Manatee Viewing Center where manatees often gather. Big Bend Power Station circulates water from Tampa Bay for cooling and then sends the water flowing clean and warm back to the bay. In the winter months, the manatees return to this warm and welcoming refuge every year.

The manatee, or sea cow, can weigh more than a ton. It is Florida’s state marine mammal.
