Hotel Ora + Private Residences in Tampa
$675 Million Condo Hotel with 8% Lease-Back Program
Hello. Joel Greene here from Condo Hotel Center.
Although Miami and Orlando often dominate the headlines as Florida’s top destinations, Tampa is quickly emerging as a prime choice for new residents and investors. With a thriving economy and an exceptional quality of life, it’s no surprise that the city is attracting attention.
Over the past decade, Tampa’s real estate market has seen remarkable appreciation, drawing both investors and residents. Developments like Water Street Tampa – situated near the Tampa Convention Center – have played a key role in this rapid growth.
Today’s featured property is a to-be-built condo hotel located near Water Street, packed with amenities and incentives for vacation home buyers and real estate investors alike. Read on for details.
New Tampa Tower
Hotel Ora + Private Residences will be a five-star quality, 39-story condo hotel set to rise in Tampa’s vibrant Channel District. A $675 million development, it will be the only condo hotel located in downtown Tampa approved for short-term rentals.
Hotel Ora will encompass 627 luxury condo hotel suites and 31 large, private residences. Condo hotel owners will have the flexibility to use their unit whenever they like and rent it out – either through the onsite rental company or independently – to generate revenue.
Attractive Lease-Back Program & Exit Strategy
For buyers interested in rental income, the developer is offering an enticing lease-back program:
- Guaranteed 8% of the purchase price (after expenses, excluding property taxes) for two years.

Tampa’s Sweetest Residents
Need one more reason to love Tampa? Manatees!
During winter and spring, these gentle sea creatures migrate to Tampa Bay. Like most Florida visitors, the manatees come for the warm temperatures. You can spot them (along with the occasional dolphin) in the Hillsborough River in the middle of downtown Tampa.
For an up-close encounter, visit the Tampa Electric Manatee Viewing Center where manatees often gather. Big Bend Power Station circulates water from Tampa Bay for cooling and then sends the water flowing clean and warm back to the bay. In the winter months, the manatees return to this warm and welcoming refuge every year.
If you think manatees have the right idea, coming to Florida for their winters, Hotel Ora + Private Residences could be perfect for you. Again, request my Ora data sheet here. Then, if you have further questions or would like to discuss how manatees look like floaty potatoes, I hope you’ll give me a call.
Have a great day!
