Here’s a question to get you thinking: Where exactly is Margaritaville?
According to Jimmy Buffett, who coined the term, it’s in the tropics somewhere between the Port of Indecision and Southwest of Disorder. Palm trees provide the camouflage and ocean breezes bring the seaplanes and sailboats. Passports are not required. Island music rules. It’s a concoction that blends together like tequila, salt, and limes.
Some people might say that Margaritaville is all in your mind. But Jimmy has decided to turn fantasy into reality with his newest property located in sunny Orlando, Florida. Read on for details.
Margaritaville Resort Orlando
Spanning over 300-acres, the new mega-resort, Margaritaville Resort Orlando has two main components, the Margaritaville Hotel and Margaritaville Cottages.
The 184-room Margaritaville Hotel is now open, with a breathtaking lobby that holds 4,000 people and three restaurants, and they are already serving margaritas poolside at the Salty Rim Bar and Grill.
But, if you’d really like to escape into a world where dressing for dinner means slipping into a comfy pair of flip flops and sipping a margarita while chilling to your favorite Jimmy Buffett songs, then you might like to purchase your very own vacation cottage.

Additionally, Sunset Walk shops features nearly 200,000 sq. ft. of shopping, dining and entertainment, including some great places to grab a meal or snack: Ford’s Garage, BurgerFi, Estefan Kitchen, Rock ‘n Brews, Bento Asian Kitchen and Sushi, StudioMovie Grill, and more coming soon including Coldstone Creamery and Capone’s Pizza.
There’s even a stage for live entertainment and a studio where Margaritaville Radio on SiriusXM radio can broadcast live from the resort daily.

- Trolley service to all destinations throughout the resort
- Complimentary transportation to Disney World, Universal Orlando and SeaWorld
Tropical Cottage Features
The cottages have open floor plan designs, ideal for entertaining. Mix your favorite cocktails in the contemporary kitchens with quartz countertops and then step outside to your private balcony or terrace to enjoy the tropical evening breezes.
All bedrooms have an ensuite bathroom. There are also gathering areas, brick paver lanais and storage available for play gear.
Choose from a wide array of floor plans and elevations, and packages that promise lush tropical landscaping, Ethan Allen-designed furniture and more. The cottages with 6, 7 and 8 bedrooms will have their own pool and spa and will back up to a beautiful, 45-acre lagoon.
Optional Rental Program
Cottage owners can place their home in the rental program to generate revenue when they’re not using it. The property management company takes care of everything from marketing it to managing it.
Buyers who purchase before Dec. 31, 2019 can also choose to enter the seller leaseback program, which pays a flat fee monthly. The agreement is for one year, although the developer may extend it, but that’s not guaranteed.
An Incredible Location
Margaritaville Cottages is located close to everything that’s great about Orlando.
Within a 15-30 minute drive are all the following world-class attractions:

- Disney Springs (dining, shopping, entertainment)

Orlando International Airport is less than 30 minutes from Margaritaville.
Construction Status
Construction on the cottages began in January 2019. All of the cottages are expected to be completed by 2021.
As for the rest of the resort, the hotel is open already, as is the water park, all three pools, three restaurants, the spa, the fitness center, and the kids club. Sunset Walk is 96% leased out and should be up and running by the end of November.
Numerous Floor Plans
The single-family cottages range from two to eight bedrooms, and from 1,131 sq. ft. to 4,689 sq. ft.
Prices start at $353,794 and go up to $951,950, with plenty of options in between. A variety of furniture packages are available but are not included in these prices.

Jimmy Buffett – More Business Than Booze
I think Margaritaville Cottages Orlando is the only property I’ve ever promoted that was first conceived as a song. These days, Jimmy Buffett doesn’t spend his days drinking margaritas and strummin’ his six string on his front porch swing.
He’s more business than booze (net worth valued at $550 million according to Forbes) and has turned Margaritaville into a massive empire.
The company’s 70-plus restaurants, bars, hotels, resorts, casinos, cruises and vacation rentals draw more than 20 million visitors each year.
There’s also Margaritaville tequilas, rums, lagers, iced teas, shrimp, tortilla chips, clothes, shoes, bedsheets and pool accessories – everything you could possibly need to cause changes in latitudes and changes in attitude.
