I’ve been to my share of property launch parties. They give me an opportunity to learn about a real estate property about to come on the market. They’re often crowded affairs where the food runs out long before the property presentation even begins. I usually bring my wife Jackie along, bribing her with promises of a nice dinner after the event.

Last week Jackie joined me for a launch party at a new development coming to Fort Lauderdale. It was a surprisingly small event, with the developer’s sales team and just a few select realtors present besides me.

I soon learned that those VIP Realtors had been hand-selected to be the first to learn of this new property, before any press releases had gone out and before the real estate community at large had been informed.

If you’ve been reading my Property Alerts for a while, then you know I love having the inside track on a new development. That’s how I get my subscribers in at first-tier pricing and can give them the full selection of inventory. So, let me share with you what I learned about the next great property coming to South Florida – Natiivo Fort Lauderdale. 

Ft. Lauderdale’s Newest Development

Natiivo Ft. Lauderdale will be a condo development that combines the warmth of a home with the hospitality options and amenities you’d expect at a hotel. It will be 41 stories tall with a total of 384 condos (12 per floor).

Even though this property will be a condo – not a condo hotel – it offers a means for owners to easily generate revenue through rentals.

Most condos don’t allow rental leases for shorter than 6 months. Natiivo won’t have that restriction.

Built and licensed for short-term rentals, owners will be able to rent out their condo any way that they want, which is something that most condo and condo hotel developments don’t allow. Use platforms such as Airbnb, VRBO or Booking.com to find guests. Or allow Natiivo to rent it out for you, which comes with access to the Natiivo App that gives you real-time information about your condo, its rental and availability.

Five-Star Quality Amenities and Services

Natiivo will include over 45,000 square feet of amenities on the 9th floor. With a full complement of features and services, owners have all the luxuries of contemporary hotels and residences, with the benefit of incredible flexibility in leasing options. Additionally, Natiivo Ft. Lauderdale will have 24-hour security, 24-hour room service, multi-lingual hotel concierge, valet and doormen, spa treatments and pool-side services.

If you place your condo with Natiivo management for rentals, you’ll also have access to housekeeping services, house car service, and the Natiivo App (home sharing earnings, bookings, amenity reservations, access control and rewards and perks at other Natiivo properties in Miami and Austin).

Who’s the Ideal Buyer for Natiivo?

Whenever developers begin formulating a plan for a condo hotel or condo, the most important question they must answer is, “Who’s the target buyer?”. They then build a property that will appeal to that demographic.

For Natiivo Ft. Lauderdale, the developers came up with multiple potential buyers:

  • Travelers who want a vacation home that’s more than just a hotel room (i.e. more space, full kitchen) and appreciate a more authentic, immersive way to experience a destination “like a native.”
  • Investors who want an income-producing property and also a luxury vacation home they can use on occasion, similar to most condo hotels.
  • People who want a Florida getaway within walking distance to the beach, shopping, restaurants, art galleries and more.
  • Parents of students attending college in the area. Rather than pay four years of rent, they prefer to be owners watching their real estate investment appreciate.
  • Snowbirds who come to Florida in winter and then fly back home up north once the temperatures begin rising.

An Appealing Location

Fort Lauderdale is known for its expansive beaches, but it also offers a rich, urban lifestyle with its unique blend of creative energy, beach life and an elevated culinary scene.

In the heart of downtown Ft Lauderdale and Las Olas, Natiivo Ft. Lauderdale will be steps away from arts districts, museums, cultural venues, nightlife, shopping on Las Olas or Riverwalk.

  • 7 minutes to Ft. Lauderdale Beach
  • 3-5-minute walk to the Museum of Discovery & Science and the Broward Center of Performing Arts
  • 3-minute walk to Brightline, the new rail system that connects Ft. Lauderdale to Miami, West Palm Beach and Orlando
  • 10 minutes to Ft. Lauderdale International Airport
  • 10 minutes to Port Everglades, the 2nd busiest cruise port in the world and where Disney Cruise Line just opened a new terminal

The Natiivo Brand Vision

The Natiivo brand has an aggressive development plan with all its properties offering the flexible ownership model that allows for short-term rentals. In their first project, Natiivo Austin sold out quickly, even though that’s a market where people don’t typically buy in pre-construction.

Similarly, Miami Natiivo sold out quickly. That property is nearing the end of construction, and owners will soon close on their condos. Natiivo Ft. Lauderdale is next with future locations in the works for Dallas, Denver and Nashville.

Construction on Natiivo Ft. Lauderdale is expected to begin in summer 2025 with completion in late 2027.

Turnkey Condos

The condos at Natiivo Ft. Lauderdale come in studios and one- to three-bedrooms, some with a den and all with spacious balconies. They’ll be delivered fully furnished, turnkey, and purposefully designed for both home ownership and home sharing.

The architect is Arquitectonica and IDDI is the interior design firm. Both are top notch, highly respected international firms based in South Florida.

Short-term Rentals

Most condo hotels require owners to place their unit into the rental program run by an onsite management company. The rent revenue is then split between the owner and management company.

Natiivo is bucking that trend by creating a property every bit as upscale but allowing the individual owner to choose their own third-party manager or manage the condo themselves to maximize their revenue.
