New Hilton Condo Hotel Coming to Downtown Miami

Anyone who has ever visited Miami knows, this is an international city. Visitors come from all over the world, and many of Miami’s most lavish residential properties are owned by people who don’t call the U.S. their permanent home.
Back in May 2018, I told you about a new mixed-use condo hotel proposed for downtown Miami. The property was being marketed primarily to international buyers. The initial steps of development were all taking place, and so were pre-construction sales of its condo hotels and luxurious residences. But then Covid-19 came along and put the brakes on everything, including international travel to Miami, which made attracting international buyers difficult. The developer decided to pull the property off the market.
Now, with the worst of the pandemic finally behind us, international travelers able to enter the U.S. again, and Miami’s condo inventory at a historically low level, the developer feels the timing is right to relaunch the project. It’s today’s featured property. Read on for details.
Okan Tower Miami – 2.0
Okan Tower Miami will be a five-star, Hilton-branded hotel and condo tower and will also have Class A office space. At 70 stories, it will be one of Miami’s tallest skyscrapers.
It will have a gently rippling glass façade and an iconic shape inspired by the beauty of a tulip blossom. The tulip design is an artistic nod to the national flower of Turkey, which is where the project’s developer is originally from.
Okan Tower will be a mixed-use building featuring:
- 316 hotel suites by Hilton Hotels & Resorts
- 236 condo-hotel residences
- 163 private condominium residences with 1 to 3 bedrooms
- 4 premium penthouse residences with 15 ft. ceilings
- 64,000 sq. ft. of Class A office space
- 3 amenity and entertainment levels
Luxury Hotel Features
The hotel will have amenity and entertainment levels located on the 27th, 28th and 30th floors, and will include:
- State-of-the-art fitness center and training facilities
- Pool with indoor/outdoor lounges and cabanas
- Full-service signature spa with marble Hamman
- Gourmet restaurant
- Grab-and-go café
- Multiple bars
- Conference, event, and meeting rooms
- 4,500 sq. ft. ballroom with catering/kitchen facility
Services will include:
- 24-hour Hilton concierge
- 24-hour security
- Valet parking
- In-room private dining
- In-room spa treatments

Located in the heart of the growing downtown Arts & Entertainment district, Okan Tower is at the center of what makes the Miami experience so unforgettable.
Residents will enjoy gorgeous water views and easy access to concerts, world-class dining, designer shopping, professional sports, museums, theaters and dazzling beaches.
Rental Program
Okan Tower Miami will be a condo hotel so owners at this property will have an opportunity to place their condo in the Hilton-managed rental program and receive revenue for their unit when they’re not using it themselves. And owners in the sky residences can live year-round if they’d like, as there are no living restrictions on those units.
Construction Schedule
Construction on Okan Tower is expected to begin in summer 2022 and to be completed summer 2026 (subject to change).
Available are studios and one- and two-bedroom condo hotel units located on floors 36 – 50. Prices range from $398,000 to $916,000. A furniture and finishes package is required at an additional cost to be part of Hilton’s rental program.
Also available are sky condo units with one- to three-bedrooms located on floors 51 – 70. They range in price from $619,000 to $1,859,000.
