Veer Towers, Condos on The Strip from $250,000

Joel Greene here from Condo Hotel Center. Ever been to Las Vegas? Even if you have, I bet you didn’t know these fun facts:
- There are no clocks in Las Vegas gaming casinos.
- Las Vegas casinos never use dice with rounded corners.
- The Las Vegas Strip is 4.2-miles long.
- There are 209,000 slot machines in Las Vegas.
- The largest jackpot ever won was $39.7 million in 2003 at the Excalibur casino.
- It’s against the law to pawn your dentures in Las Vegas.
I’m not sure what the story is for #6, but I can only imagine some brilliant politician is proud of having come up with that law.
The fact that’s most interesting to me is #3. While Las Vegas is 84 square miles, the infamous Strip is a mere four miles. And that’s just where today’s featured property is located.
Towering Over The Strip
Veer Towers is a private residential condominium consisting of two 37-story high-rise condominiums and a total of 670 luxurious residences. While that may not sound unusual, what is unique is how the towers look.
The two towers were built at opposing five degree vertical angles, making them architectural marvels. Tourists can be seen flashing pictures of them nearly non-stop. The design is iconic, even for Vegas.
What makes Veer Towers even more impressive is its location. It is a part of CityCenter, a stunning retail and entertainment district spread across 67 acres. Built from 2006-2009 at a cost of about $9 billion, it is one of the largest privately funded construction projects in the history of the U.S. When it opened in December 2009, it employed over 12,000 employees across its hotels, restaurants, casino and retail establishments.

An Amazing Location

While it’s certainly great to be near the action, residents of Veer Towers will have no problem keeping busy within CityCenter. The collection of prestigious designer shops, restaurants and nightlife is unrivaled on The Strip. The Aria Resort and Casino in CityCenter has 150,000 square feet of gaming space. It also boasts 16 restaurants and 10 bars and clubs.
Adjacent to ARIA lies one of the truly exceptional venues for entertainment and shopping in Las Vegas: The Shops at Crystals. Under its crystalline, glass-and-steel canopy, visitors will find the world’s largest collection of luxury brands in Las Vegas including Louis Vuitton, Hermes, Dolce & Gabbana, BVLGARI, Ermenegildo Zegna, Tom Ford and Tiffany & Co.
Veer Towers’ History
MGM Resorts International, the same folks who own the Bellagio, MGM Grand Hotel and Casino and many other hotels on The Strip, were the developers of CityCenter. They began construction of Veer Towers in the summer of 2006. When the worldwide real estate market crashed, Las Vegas went down hard. Values plummeted and many properties went into default.
At the time Veer Towers was under construction. Many of its condos were under contract but, as construction was completed, many buyers backed out or couldn’t get financing and broke their contracts. Numerous condos remained unsold. The developer leased them out, waiting patiently for the market to improve.
In Dec. 2012, 427 condos were purchased by Pordes Residential for $119 million, which was less than construction cost. They have recently put them on the market, and it’s those condos that I’m able to offer to you today.
Numerous Floor Plans
A condo at Veer Towers can be a permanent residence or a vacation home. You’ll have plenty of choices when it comes to layout. The towers’ leaning appearance makes for unique interior floor plans, over two dozen of them!
Deluxe studios and condos with one to three bedrooms are available. All come with designer-selected flooring, European-style kitchen cabinetry, and high-end Bosch appliances. The condos have floor-to-ceiling windows offering views of CityCenter, The Strip and the Bellagio fountains.
Veer Towers is a project with a LEED® Gold certificate from the U.S. Green Building Council, meaning it meets the highest standards for energy and water efficiency and indoor environmental quality.
Prices Start at $250,000
Owners at Veer Towers can live in their home or rent it out for part or all of the year. Current average monthly rental rates for the studios are approx. $1,400; 1 bedroom, approx. $1,900; 2 bedroom, approx. $3,300; and 3 bedroom, approx. $4,200.
The residences in Veer Towers range from 537 to 2,093 square feet. Prices start at $250,000 and go up to $2,000,000.
Cash deals typically close within two weeks following this period, although buyers requiring financing may close up to 45 days later. Financing is available with 25% down.
