My twin girls, having graduated college, moved back home a few months ago, where they’d been diligently job hunting. Searching for work during a pandemic is less than ideal, so we were thrilled when Haley received a job offer from Pinstripes.
A fast-growing chain, each Pinstripes location features a restaurant, wine cellar, bowling lanes and bocce courts. Interesting concept, right?
Haley, with her freshly minted BS in Hospitality Management, begins six months of managerial training at PinStripes’ corporate headquarters in Chicago this week after which she’ll help open one of Pinstripes’ new locations.
The other day we loaded up a U-Haul and sent Haley on her way. One birdie ready to test her wings, and the other—the one with two cats scratching up our furniture—is still in the nest.
The featured property I have for you today doesn’t offer bowling or bocce unfortunately, but it has many other compelling attributes, especially if you are a boater. It’s a two-year-old Marriott Autograph Collection Hotel in southwest Florida that’s being converted into a condo hotel with a marina and offering ownership of its units to individual investors. Waterline Villas & Marina
Waterline Villas & Marina is the newest development on Anna Maria Island, near Tampa, Florida. A boutique-sized property, it consists of four unique buildings clustered around a marina with direct access to Tampa Bay and the Gulf of Mexico.
It offers 37 fully furnished, turnkey condo hotel units with a premier waterfront location. The property was built in 2017 and has been operating successfully as a hotel.
Since opening in 2018 the hotel has gained a loyal clientele who frequent Anna Maria Island, both as a winter destination for people living in the Midwest and Northeast and a get-away for residents living in easy driving distance from Tampa, Orlando and Sarasota.
Many guests enjoyed their stay so much they inquired whether they could buy a unit. Those frequent requests eventually lead the owner to decide to convert the hotel into 37 individually owned condo hotel units.
Marriott’s Autograph Collection
Waterline Villas has been an Autograph Collection Hotel since it opened two years ago. Autograph Hotels are a curated collection of over 180 properties worldwide all offering unique experiences supported by the service and benefits of Marriott International.
Once Waterline has been converted to a condo hotel, it will continue to be managed by Mainsail Lodging & Development, a Marriott franchisee, and will therefore also continue to benefit from Marriott’s global reservation system.
Condo hotel owners will have the option of placing their unit into the hotel program when they’re not in residence. The revenue their unit generates can help offset their costs of vacation home ownership.

A new restaurant overlooking the pool and marina should be up and running at Waterline Villas by the first quarter of 2021.

Condo Hotel Unit Features
All condo hotel units at Waterline Villas have two bedrooms, two full baths, a gourmet kitchen with premium General Electric appliances, living area and their own washer & dryer. They feature sliding glass doors to expansive balconies.
The units will be delivered turnkey, live-in ready, with all furniture, fixtures and housewares (kitchenware, linens, etc.) They offer beautiful bay views to the east and island sunset views to the west.
Anna Maria Island
A barrier island, Anna Maria Island is located on the northern end of Manatee County, Florida. It is home to Holmes Beach on the northern end and Bradenton Beach on the southern end. A seven mile strip of paradise, it has only 1,800 year-around residents.
Known for its white-sand beaches on the Gulf of Mexico, the City of Holmes Beach has restrictive building codes to preserve the laid-back Old-Florida feel of a fishing village. It’s like a slower version of Key West. This is a place to unwind and relax but one that’s close to larger cities for convenience:
- Sarasota – 20 miles
- St. Petersburg – 35 miles
- Tampa / Tampa Bay International Airport – 54 miles
- Orlando – 128 miles
From Waterline Villas the beach is less than 1/2 mile away. You can walk or take the free trolley that drops off at numerous beaches on the island.
Prices Start at $499,000
The 37 fully furnished, turnkey condos all have two bedrooms and range in size from 949 sq. ft. to 1,295 sq. ft. Prices start at $499,000 and go up to $850,000.

Cloud Gate in Millennium Park
As I mentioned at the top, we just sent Haley on her way to Chicago. While I was writing this Property Alert, she texted me the photo below from Cloud Gate at AT&T Plaza in Millennium Park, letting me know she’s arrived safely in the city. Hopefully, by the time I write my next Alert, her sister Lindsay will also be employed!
